Simple A to Z “Sell It Yourself” Home Sale Checklist — A step by step overview
People are tempted to sell their own house in order to save the commission, but to newcomers, in the first two or three, you do the hugeness of the process can, from a distance, seem too much!
But it’s not. it can be reduced to these nine steps.
● Clean thoroughly, paint what needs painting, and move out any excess belongings.
● Take photos or have photos taken professionally.
● List your house in the MLS by an “MLS entry-only broker” in your state — sign permissions and disclosures needed by your that broker..
● Answer inquiry phone calls about your house. Answer calls to set up showings. Set up showings.
● Meet buyers and let the house show itself.
● Negotiate offers when needed. Your broker will sign Agency Agreement and Compensation Agreement (if another broker is involved.) This will be indicated by your broker.
● When an agreement is reached, put it in writing with copies to the buyer and to you. Immediately send your broker advice of the contract. A copy of the contract is called for.
● Help schedule inspectors, appraisers, and closing companies pre-closing.
● Immediately upon closing, send your MLS broker advice of closing and the closing statement.
I will be expanding on each of these in the near future, both in text and video. They are all quite simple to do, but the list is rarely seen in this complete form. It is not so intimidating taken one at a time, or exposed in its entirety.
And if you choose to sell your own house For-Sale-By-Owner, you will save yourself thousands of dollars. I have been helping home sellers for thirty-eight years, so I know.
